Licensing and hiring

Do I need a licensed company to remove mold in Florida?

For larger jobs, yes. Florida Statutes s. 468.8411 defines mold assessment and remediation as work on mold growth of more than 10 square feet, and Florida requires a state license to perform or offer that work. Ask any company for its Florida license number and verify it at MyFloridaLicense.com. This is general information, not legal advice.

Can the same company inspect and remove my mold?

Florida Statutes s. 468.8419 bars a mold assessor from performing or offering remediation on a structure it assessed within the last 12 months, and has a mirror rule for remediators. So the assessor and remediator are typically separate companies. The statute exempts Division I certified contractors. This is general information, not legal advice.

How do I check a mold company's Florida license?

Ask the company for its Florida license number, then look it up at MyFloridaLicense.com, the Department of Business and Professional Regulation's site, where you can search by name or number. DBPR says only individuals are licensed for mold assessment and remediation, not businesses, so ask who holds the license. DBPR also takes reports of unlicensed activity.

Are you a mold remediation company?

No. We are a free quote and referral service, not a mold assessment or remediation company, and we don't do any mold work. We connect Naples and Collier County homeowners with Florida-licensed mold assessors and remediators. Tell us what you're seeing and we'll help you get quotes from licensed local pros you can compare.

Can I clean up small areas of mold myself?

EPA's mold guide says that if the moldy area is less than about 10 square feet, roughly a 3 ft by 3 ft patch, homeowners can usually handle the job themselves. EPA also warns that if you don't fix the water problem, the mold will most likely come back. For larger areas, Florida's licensing rules apply.

Inspection and testing

Do I need mold testing if I can already see mold?

Often not. EPA's mold guide says, "In most cases, if visible mold growth is present, sampling is unnecessary." An assessment can still help when the moisture source is unclear, when mold may be hidden behind walls, or when you want a written remediation protocol and an independent check after the work is done.

How much does a mold inspection cost in Florida?

Fixr lists a typical mold inspection at $450 to $800, with a national average of about $500, and $60 to $80 for each extra sample. Clever Real Estate reports a Florida average of about $739. These are estimates, not quotes. Ask whether the price includes lab fees and a written report.

What is clearance testing after mold remediation?

Clearance testing is a check after remediation to confirm the work area looks clean and dry before walls are closed up and rebuilt. Homeowners often have an independent assessor do it. This Old House notes that remediation quotes may not include inspection or clearance testing, so ask whether it is part of each quote.

Cost

How much does mold remediation cost in Naples?

Cost guides list typical national ranges of $1,200 to $3,750 for a typical job, with This Old House averaging about $2,300 and Fixr about $3,500. Per square foot, expect roughly $10 to $30. These are estimates, not quotes; a licensed pro's on-site assessment sets your price. Our cost guide includes a calculator.

How much does attic or HVAC mold removal cost?

Cost guides list attic mold at about $1,000 to $9,000 and HVAC system and duct work at about $3,000 to $10,000, as typical national ranges. The price depends on how much material and equipment is affected and how easy it is to reach. A licensed pro's on-site assessment determines the actual price for your home.

Storms and flooding

How quickly can mold grow after a flood or leak?

EPA's mold guide says it is important to dry water-damaged areas and items within 24 to 48 hours to prevent mold growth. If materials stayed wet beyond two days, have the area checked even if you don't see mold yet.

Do I need a permit to remove moldy drywall in Collier County?

Collier County's post-hurricane guidance says removing wet drywall, cabinets, carpeting and baseboards does not need a permit, but repair, replacement and rebuild work does. All multi-family and commercial buildings need a permit for any work. A standing exemption covers small non-fire drywall repairs up to two sheets (64 sq ft). Check with the county before starting.

What is the 50% rule in Naples and Collier County?

In flood hazard areas, if repair costs equal or exceed 50% of a structure's value, it must meet current flood standards. The City of Naples uses market value; Collier County uses pre-event improved value, excluding land. The City dropped its one-year look-back on Dec 4, 2024 (Ordinance 2024-15508). This is general information, not legal advice.

Condos

Who is responsible for mold in a Florida condo?

No Florida condo statute names mold. Under s. 718.113(1), maintaining common elements is the association's responsibility, while s. 718.111(11)(f) leaves items like floor, wall and ceiling coverings to the unit owner. Who pays depends on the water source, your declaration and insurance. This is not legal advice; ask your association's attorney.

Can mold spread from one condo unit to another?

Water from a leak in one unit can travel through shared walls, ceilings and floors into the next, and mold grows where materials stay wet. If you suspect a neighbor's leak, notify your association in writing, stop any water you can safely reach, and have the area assessed. Responsibility depends on your declaration and insurance.

Do condo mold repairs need a permit in Collier County?

Collier County's post-hurricane guidance says all multi-family buildings require a permit for any work performed, which covers condos. Your association may also have its own rules for contractors, access and working hours. Check with your association and the county building department before work begins, and ask remediators whether they will pull any permits needed.

Seasonal homes and humidity

What should I set my AC to when I leave Naples for the summer?

UF/IFAS's guide "Closing Your Seasonal Home" says to leave your air conditioner set no higher than 85°F, and that periodic AC operation removes moisture. The LCEC vacant-homes guide suggests a timer running the AC two hours a day, or a humidistat set to 65%. These are those sources' recommendations, not ours.

What humidity level lets mold grow?

LCEC's vacant-homes guide says, "Mold and mildew can grow nearly anywhere if the relative humidity is consistently 70 percent or higher." Naples air is very humid in summer; our own calculation from NOAA hourly observations found the dew point at or above 70°F in about 93% to 99% of hours from June through September.

Is a humidistat worth it in a Naples seasonal home?

LCEC says a humidistat set to cycle the AC whenever indoor humidity exceeds 65% uses the least power of its three options, while a daily two-hour AC timer gives the highest protection against mildew. UF/IFAS recommends having the humidistat calibrated by your air conditioning company and finding someone to routinely check on your home.

General

Why is mold so common in Naples?

NOAA normals for Naples Municipal Airport show about 66% of the 49.55 inches of yearly rain falls June through September. Hurricanes Ian and Irma flooded and left many homes without power. And about 40.8% of City of Naples housing units sit vacant for seasonal use (ACS 2024), often closed up through the humid months.

Is mold a health concern?

We can't give medical advice. EPA's mold guide is a good general reference on mold and moisture in the home. If you or anyone in your household has symptoms, allergies, asthma or other health concerns that you think may be related to mold, talk to a doctor. A licensed assessor can help find and document the mold itself.
