Typical mold remediation prices

Typical national ranges from cost guides, 2025–2026 — not quotes. No Naples-specific price source exists, and the real price comes from a licensed pro’s on-site assessment.

Small area (~50 sq ft)$500–$1,500
Medium area (100–200 sq ft)$1,000–$6,000
Large area (~500 sq ft)$5,000–$15,000
Whole house / ~1,000 sq ft$10,000–$30,000
Attic mold$1,000–$9,000
HVAC system and ducts$3,000–$10,000
Mold inspection$450–$800 (national avg about $500; Florida avg about $739); extra samples $60–$80 each

For most Naples homeowners, the useful question is not the national average but which row your situation fits. A stained patch under a bathroom sink is a small job. A seasonal condo that sat humid all summer, or a ground-floor home that took storm-surge water, can reach the medium or large rows quickly once walls are opened. Want real numbers for your home? What drives the cost of mold remediation

These are the factors a licensed remediator typically weighs when writing a Naples quote.

Size of the affected area

Square footage is the biggest single factor, which is why cost guides quote $10–$30 per square foot. Growth behind drywall, under flooring or inside cabinets often makes the real area larger than what you can see.

Where the mold is

A bathroom wall is simpler than an attic or an air handler. Attic mold runs about $1,000–$9,000 in cost guides, and AC and HVAC mold typically runs $3,000–$10,000.

Fixing the moisture source

EPA’s mold guide says, “If you clean up the mold, but don’t fix the water problem, then, most likely, the mold problem will come back.” A roof leak, plumbing leak or AC condensate problem may need its own repair.

Containment and drying

Larger jobs typically need plastic sheeting, zipper doors, air scrubbers and dehumidifiers. In Naples’ wet season, when our calculation from NOAA hourly data shows the dew point at or above 70°F in most hours, drying can take longer.

Assessment and clearance testing

An assessment before the work and clearance testing after it are often separate line items, typically from a separate company. See mold inspection and testing.

Condos, permits and rebuild

Collier County says removing wet drywall, cabinets, carpet and baseboards after a storm needs no permit, but repair and rebuild work does, and multi-family buildings need a permit for any work. Rebuild may be a separate quote. See condo and HOA mold.

Storm damage and the 50% rule

If your home is in a flood hazard area, mold tear-out and rebuild after a storm can count toward the repair cost that local officials compare against your structure’s value. The City of Naples defines substantial damage as damage “of any origin” where the cost of restoring the structure to its before-damage condition “would equal or exceed 50% of the market value of the structure.” Unincorporated Collier County applies the rule when the repair amount “is equal to or exceeds 50% of the improved value of the structure before the event.” On December 4, 2024, the City of Naples removed its one-year look-back from its substantial improvement definition (Ordinance 2024-15508). Tips for comparing mold quotes

  • Ask for the Florida license number and verify it at MyFloridaLicense.com.
  • Get a written scope: the rooms, the square footage, what will be removed and how it will be contained.
  • Ask whether assessment, clearance testing, drying and rebuild are included or separate.
  • Ask how the moisture source will be fixed and by whom.
  • For condos, check with your association about permits, access and who handles which repairs.

Mold remediation cost FAQ

How much does mold remediation cost per square foot?

Typical national ranges from cost guides run about $10 to $30 per square foot of affected area. Small jobs can cost more per square foot because containment, equipment and setup have fixed costs. Hidden growth behind walls can make the real area larger than what you see. A licensed pro's on-site assessment sets your actual price.

How much is a mold inspection in Florida?

Fixr puts a typical mold inspection at $450 to $800, with a national average of about $500, plus $60 to $80 for each extra sample. Clever Real Estate reports a Florida average of about $739. Those are estimates. Ask whether the price includes lab fees, a written report and clearance testing after the work is done.

Does a remediation quote include testing?

Not always. This Old House notes that remediation quotes may not include inspection or clearance testing. In Florida the assessor and remediator are typically separate companies under s. 468.8419, so the assessment is often priced separately. Ask each remediator exactly what is included, from containment and removal to cleaning, drying and any rebuild.

How much does it cost to remove mold from AC ducts?

Cost guides list HVAC system and duct mold work at about $3,000 to $10,000 as a typical national range. The price depends on whether the air handler, coil, drain pan, ductwork or all of them are affected. Florida Statutes s. 468.8411 notes that work requiring a ch. 489 license, such as some HVAC work, must be done by someone licensed under that chapter.

Why do Naples mold quotes vary so much?

Quotes vary with the size of the affected area, where the mold is, how much material must be removed, the containment and drying equipment needed, and whether rebuild work is included. Condo work can add association rules and permits. Getting more than one written quote with a clear scope makes it easier to compare prices fairly.

Is mold under 10 square feet cheaper to handle?

Usually. EPA's mold guide says that if the moldy area is less than about 10 square feet, homeowners can usually handle the job themselves. Florida's licensing definitions in s. 468.8411 also start above 10 square feet. If the moisture source is not fixed, though, EPA warns the mold will most likely come back, so find the leak first.
