Detached homes, families and full-time living

Orangetree sits about 23 miles northeast of downtown Naples. It grew from 950 residents in 2000 to 5,896 in the 2020 Census, and the housing reflects that growth. ACS 2024 5-year estimates show 89.9% of housing units are single-family detached, the median year built is 2007, and 91.9% of occupied homes are owner-occupied.

Only 3.0% of units are held for seasonal use, compared with 24.9% county-wide. Most Orangetree homes are lived in all year with the AC running, so mold here usually traces back to a specific water event rather than a house closed up for the summer.

Where mold tends to start in an Orangetree house

  • Roof and attic after wind events. During Hurricane Irma in 2017, NWS Miami recorded an 89 mph gust in Orangetree and said Category 2 sustained winds reached Golden Gate Estates and Orangetree. Wind-driven rain through damaged shingles, soffits or flashing can soak attic insulation and the ceiling below.
  • Inland rain. NWS reports about 9–15 inches of rain across inland Collier where Irma's eye passed, with flooding lingering at least a week. Long outages meant homes sat without AC in September heat.
  • The wet season itself. NOAA 1991–2020 normals for Naples Municipal Airport put about 66% of the 49.55-inch annual rainfall in June through September.
  • AC systems working hard. A detached home's air handler, drain pan and ducts run nearly nonstop in summer. A clogged condensate line can quietly wet a closet or ceiling. See AC & HVAC mold.

Assessment first, then remediation

If the problem is bigger than a small surface patch, a Florida-licensed mold assessor can find the moisture source and write a scope; mold inspection & testing explains what that usually involves. A licensed remediator then sets up containment, removes damaged material and dries the area, as described on our mold removal page. Under Florida's 12-month rule (s. 468.8419), those are typically separate companies, except Division I certified contractors as the statute allows. This is general information, not legal advice.

Orangetree is in unincorporated Collier County, so County permit rules apply to any rebuild. Ask any company for its Florida license number and verify it at MyFloridaLicense.com.

Orangetree mold questions

Why would a newer Orangetree home get mold?

Newer construction doesn't stop water. Roof and window leaks after storms, a slow plumbing leak behind a cabinet, or an AC condensate line that backs up can all wet drywall. Naples-area summers stay humid around the clock, and EPA's mold guide says wet areas should be dried within 24–48 hours to prevent mold growth.

Can I clean up a small patch of mold myself?

EPA's mold guide says that if the moldy area is less than about 10 square feet, roughly a 3 ft by 3 ft patch, homeowners can usually handle it. Florida Statutes s. 468.8411 defines licensed mold remediation as work on more than 10 square feet. Fix the water source first, or the mold will likely return.

Do I need a Collier County permit for mold-related drywall work?

Collier County says removing wet drywall, cabinets, carpet and baseboards after a storm does not need a permit, but repair and rebuild work does. Replacing up to two sheets (64 sq ft) of non-fire drywall is exempt. Since July 1, 2026, some single-family work under $7,500 outside flood hazard areas can be exempt by written request.

What does mold remediation cost for a single-family home?

Typical national ranges from cost guides (2025–2026, not quotes) run $1,200–$3,750 for a typical job, $1,000–$9,000 for attic mold and $3,000–$10,000 for HVAC systems and ducts. Your real price comes from a licensed pro's on-site assessment, and remediation quotes may not include inspection or clearance testing.
