That profile rules out a lot of old-house and condo problems, but it does not change the weather. NOAA's 1991–2020 normals for Naples show about 66% of yearly rain arriving June through September, and our own calculation from NOAA hourly observations finds the dew point at or above 70°F in 93–99% of hours in those months. In a well-sealed new home, the air conditioner is what keeps that moisture out of drywall, closets and ducts.

Ave Maria was founded in 2005 by Ave Maria Development, a partnership of Barron Collier Companies and the Ave Maria Foundation. University students arrived in 2007, and it was the first town developed under Collier County's Rural Lands Stewardship Area program. After a 2023 expansion it covers about 5,000 acres, with an estimated 8,258 residents.

Ave Maria is in unincorporated Collier County, where rebuild work after tear-out needs a county permit. Remediation ranges are in our cost guide.
Mold needs moisture, and new homes have plenty of possible sources: AC condensate lines, plumbing connections, window and roof flashing, and Southwest Florida's humid summers. EPA's mold guide says that if the water problem is not fixed, the mold problem will most likely come back. Finding the moisture source matters more than the age of the house.
An independent assessment can document what is there and where the moisture is coming from, which can help any conversation with a builder. EPA notes that if mold is visible, sampling is usually unnecessary. Typical national ranges from cost guides put an inspection at about $450 to $800, not a quote. Your warranty terms control the claim; this is not legal advice.
