Get a Free QuoteNaples Park opened on November 4, 1951, when M. H. Davis Properties began selling lots for as little as $149. Seven decades later it is still a grid of mostly single-family homes, bounded by US 41, 111th Avenue North, Vanderbilt Drive and 91st Avenue North, with Vanderbilt Lagoon to the west and Pelican Bay to the south. It sits about 8 miles north of downtown Naples.
Two things set it apart for mold risk: the age of its houses and its exposure during Hurricane Ian.
Hurricane Ian in North Naples
The National Hurricane Center's report on Ian describes 8 to 12 feet of maximum inundation above ground level in "Estero, Bonita Beach, Bonita Springs, and North Naples," and USGS sensors more than 9 feet above MHHW southward through Delnor-Wiggins State Park, next to Naples Park. Inland high-water marks reached 5–7 feet above ground in North Naples. The NHC names North Naples rather than Naples Park itself, but local TV reported one Naples Park homeowner whose water reached his countertops and many neighbors who lost their homes.
Surge water soaks drywall, insulation, cabinets and flooring from the bottom up. EPA's mold guide says water-damaged areas should be dried within 24–48 hours to prevent mold growth, and that was not possible for many homes during widespread outages. Mold left behind in wall cavities, under rebuilt cabinets or in reused materials can still show up as odor or staining years later. Our hurricane & storm-surge mold page covers what to look for.

ACS 2024 5-year estimates
| Measure | Naples Park | Collier County |
|---|---|---|
| Median year built | 1982 | 1996 |
| Owner-occupied (of occupied homes) | 62.6% | 76.6% |
| Units vacant for seasonal use | 22.1% | 24.9% |
| Units in 5+ unit buildings | 0.3% | 36.3% |
Naples Park has the oldest median year built of any community this site covers, and 84.7% of its units are single-family detached. Older houses have had more time for roof, plumbing and window leaks, and many have been through Irma and Ian. With more than a third of year-round homes rented, tenants and landlords may both need to be part of the conversation.
Rebuilding after mold: rules to know
Naples Park is in unincorporated Collier County, so County rules apply rather than City of Naples rules. If a mold job turns into a larger repair in a flood zone, the County's 50% rule may come into play; our article on the 50% rule in Naples and Collier explains how it works. Get remediation scopes in writing.
A Florida-licensed assessor can map hidden moisture, and a separate licensed remediator handles mold removal. Florida's 12-month rule (s. 468.8419) generally keeps those roles in different companies, except Division I certified contractors. Questions from Naples Park homeowners
How high did Hurricane Ian's surge get near Naples Park?
The National Hurricane Center reported maximum inundation of 8 to 12 feet above ground in an area that included North Naples, with USGS sensors above 9 feet over MHHW south through Delnor-Wiggins State Park. NHC names North Naples, not Naples Park specifically, so conditions on individual streets varied.
Do I need a permit to tear out wet or moldy drywall in Naples Park?
Naples Park is unincorporated Collier County. The County says removing wet drywall, cabinets, carpeting and baseboards after a storm does not need a permit, but "a building permit is required for all repair, replacement and rebuild work." Small drywall repairs up to two sheets (64 sq ft) are exempt. Confirm with the County before starting.
Does mold tear-out count toward Collier's 50% rule?
Collier County compares repair cost to 50% of the structure's pre-event improved value from the Property Appraiser. In a flood hazard area, crossing that line means meeting current elevation standards. Ask your contractor and the County how a mold scope fits into your repair estimate. This is general information, not legal advice.
