From one man's master plan to 8,500 residents

Lely Resort takes its name from Dutch inventor Cornelius van der Lely, who bought about 25,000 acres in 1972 with plans for more than 10,500 homes. Golf courses followed in 1990, 1991 and 1997, and Stock Development bought 340 acres in the southern half in 2001. The community sits about 7 miles southeast of downtown Naples at an elevation of about 7 feet.

Growth has been fast: from 1,426 residents in 2000 to 7,619 in the 2020 census, and an estimated 8,582 today (ACS 2024 5-year). That pace explains the housing stock, with a median build year of 2007.

What that means for mold

Newer construction removes some old-house problems but not Southwest Florida humidity.

Seasonal closures

About 29.5% of Lely Resort's housing units, roughly 1,808 homes, are vacant for seasonal use (ACS B25004). A home shut for the summer rides out months where, by our calculation from NOAA hourly data, the dew point is at or above 70°F almost all the time.

AC and air handlers

In a newer, tighter home, the AC does most of the drying. A clogged drain line, a short-cycling unit or a humidistat that reads wrong can leave moisture in the coil, pan and ducts. HVAC mold work runs about $3,000–$10,000 in typical national ranges from cost guides, 2025–2026 (not quotes).

Shared buildings and HOAs

About 42.5% of Lely Resort's housing units are in buildings with 5 or more units. When a leak crosses from one unit or a common area into another, the question of who handles the mold matters as much as the mold itself. Our condo and HOA mold page walks through how Florida's condo statute is usually read.

Before you leave for the season

  • Set the AC no higher than 85°F (UF/IFAS) or use a timer or 65% humidistat (LCEC)
  • Have the humidistat calibrated by an AC company
  • Ask someone to check the home on a regular schedule
  • Clear the AC condensate drain line before you go

If you return to a musty smell or visible growth, a licensed assessor can find the source, and a separate licensed remediator can handle removal of more than 10 square feet.

Lely Resort mold questions

Can a newer Lely Resort home really get mold?

Yes. Lely Resort's median home was built in 2007 (ACS), but mold needs moisture, not old materials. EPA's mold guide says if you clean up mold without fixing the water problem, it will most likely come back. In newer homes the usual sources are AC condensate, humidity in a closed-up home, and leaks at windows, roofs or plumbing.

What AC setting should I use when I leave for the summer?

Sources differ. UF/IFAS says to leave the AC no higher than 85°F. The LCEC vacant-homes guide suggests a timer that runs the AC two hours a day, or a humidistat that cycles it when humidity passes 65 percent. These are the sources' recommendations, not ours. Have an AC company calibrate the humidistat before you go.

Who handles mold in a Lely Resort coach home or condo?

It depends on where the water started, your declaration and the insurance split. Florida's condo statute, s. 718.113(1), makes the association responsible for common elements, while s. 718.111(11)(f) leaves items like wall coverings to owners. Single-family HOAs follow their own documents. This is general information, not legal advice.
