Where is Vineyards, and what's the housing like?

Vineyards is a 2.3-square-mile community in northwest Collier County at I-75 Exit 107, about 10 miles northeast of downtown Naples. Its homes are a generation newer than coastal North Naples: the ACS 2024 5-year median year built is 2000.

The same Census data shows a mix of building types and a strong seasonal pattern:

  • 30.2% of all housing units are vacant for seasonal, recreational or occasional use (the county figure is 24.9%).
  • 30.9% of units are in buildings with five or more units, a mix of multi-unit buildings and smaller homes.
  • 89.8% of year-round homes are owner-occupied.

Why do closed-up Vineyards homes grow mold?

Because summer is exactly when many owners are gone. NOAA 1991–2020 normals for Naples Municipal Airport put about two-thirds of the 49.55-inch annual rainfall in June through September, and our own average of NOAA hourly observations (2015–2024) shows dew points at or above 70°F in about 99% of July and August hours. UF/IFAS puts it plainly: "the summer heat and humidity can cause mildew and mold-spore growth." LCEC's vacant-home guide adds that mold and mildew can grow "nearly anywhere if the relative humidity is consistently 70 percent or higher."

A home with the AC set too high, a failed thermostat, or a power outage can sit humid for weeks with nobody there to notice. Our seasonal home mold page and the article on closing up a Naples home for summer go deeper.

What about the AC system itself?

Coils, drain pans and duct runs stay damp in this climate, and a clogged condensate line can overflow into a closet or ceiling while the house is empty. Typical national ranges from cost guides (2025–2026, not quotes) for HVAC system and duct remediation run $3,000–$10,000; the real price comes from a licensed pro's on-site assessment. See AC & HVAC mold.

Who handles the work?

We're a free quote and referral service, not a contractor. A Florida-licensed assessor can find the moisture source, and a Florida-licensed remediator does the removal; Florida's 12-month rule (s. 468.8419) generally keeps them as separate companies, except Division I certified contractors. In multi-unit buildings, the association may need to be involved; see condo & HOA mold. Vineyards is unincorporated Collier County, so County permit rules apply to rebuild work. Ask any company for its Florida license number and verify it at MyFloridaLicense.com.

Vineyards mold FAQ

What AC setting should I use when I leave Vineyards for the summer?

Sources differ, so treat these as ranges. UF/IFAS says to leave the air conditioner set no higher than 85°F. LCEC's vacant-home guide offers a timer running the AC two hours a day, a humidistat set to 65 percent humidity, or 83°F for short trips. UF/IFAS suggests having your AC company calibrate the humidistat.

I came back and the house smells musty. What should I do first?

Look for the water source: AC drain pans and condensate lines, under sinks, around windows and in closets on exterior walls. EPA's mold guide says that if you clean up mold but don't fix the water problem, it will most likely come back. Areas larger than about 10 square feet are a job for a Florida-licensed pro.

Is mold in a Vineyards condo the association's problem or mine?

It depends on the water source, your declaration and the insurance split under s. 718.111(11) of Florida's condo law. s. 718.113(1) assigns common-element maintenance to the association, and no statute names mold. Read your governing documents and ask your association's attorney. This is general information, not legal advice.

Do I need mold testing before getting remediation quotes?

Often not. EPA's mold guide says that when visible mold growth is present, sampling is usually unnecessary. An assessment still helps when the source is hidden or you want a written scope and clearance testing. Typical national inspection ranges from cost guides (2025–2026, not quotes) run $450–$800.
